Home Condition Report (HCR) & Home Condition Survey(HCS)

The Home Condition Report is an optional document and contains information about the physical condition of the property and highlights work that needs doing.  Both buyers and sellers will then know about any repairs required, and lenders can use the report to help with their evaluation.  Included in the HCR is the EPC detailed above.

Generally, the report is similar to a detailed structural survey of a property.  The surveyor will inspect both the exterior and interior of the property, including the roof space, together with the services connected to it (gas, electricity, water, drains etc.).  

The HCR inspection is a non-invasive survey to provide the details required in support of the report and entails an assessment on the condition of the following areas of the property:

The main purpose of the home condition report is to find and record any defects in the property, record the details in a report which will enable the buyer to be much better informed about the energy efficiency and any problems with the property upfront.  Therefore the buyer may be less likely to look to renegotiate later on.

 

HCS

The Home Condition Survey (HCS) is a clear and concise report on the condition of a domestic property.
